Questions to Ask a Listing Agent Before You Hire One

Choosing the right listing agent is one of the most important decisions you will make when selling your home. The agent you hire shapes how your home is priced, marketed, shown, and negotiated. Interviewing two or three agents before you sign is normal and worth the time. Here are the questions I would ask any listing agent.
How Many Homes Have You Sold in My Neighborhood?
Experience matters, and local experience matters more. Ask how many listings the agent has sold in your neighborhood and how long they have worked this part of Atlanta. An agent who knows your street, your comparable sales, and the buyers drawn to your area will price and position your home more accurately.
How Will You Price My Home?
A good agent does more than name a number. Ask which comparable sales they would study and how they would adjust if feedback suggests the price is off. Listen for an agent who explains the reasoning behind the number, not just the number itself.
What Is Your Marketing Plan?
Your home needs to reach the right buyers from day one. Ask what the marketing looks like: professional photography, listing on the multiple listing service, syndication to the search portals, open houses, and outreach to agents in your area. A detailed plan tells you the agent has a system. A vague answer tells you they are winging it.
How Will We Communicate?
Selling a home involves many moving parts, and you should never be left guessing. Ask how often you will hear from the agent, by what method, and who handles questions when they are unavailable.
Who Will Negotiate for Me?
The listing agent represents you in every offer and counteroffer. Ask how they handle multiple offers, how they respond to low offers, and how they keep your goals at the center of every decision. Negotiation is where the outcome is decided, so choose someone steady, direct, and protective of your interests.
Can I Talk to Your Recent Sellers?
References are the fastest way to verify everything an agent has told you. Ask for a few recent clients who sold in your price range and area. A confident agent will happily share them. Ask how communication, pricing, and the process felt from the client's side.
Trust Your Gut
The interview is also your first chance to see how the agent listens. Do they ask about your goals before they start talking? Do they explain the process without pressure? You will spend months working closely together, so the right agent should feel like a partner, not a salesperson.
Interviewing a few agents takes a little time and saves a great deal of trouble. If you are thinking about selling in Atlanta, I would love to show you how I would handle your home, and you can ask me every one of these questions. Let's connect. Talk soon, Nadine.
