How to Care for Hardwood Floors: A Homeowner's Guide

Hardwood floors are one of the most beautiful features of an Atlanta home, and with the right routine they stay that way for decades. Most wear does not come from age but from how a floor is cleaned and protected day to day. Here is the care routine I share with my Atlanta clients.
Know What Kind of Wood You Have
Start by knowing whether your floors are solid hardwood or engineered. Solid hardwood can be sanded and refinished many times; engineered wood has a thinner wear layer and is refinished less often. The finish matters too, because polyurethane, oil, and wax each call for different cleaners. If you are unsure what you have, check your home's paperwork or ask a flooring professional before buying any product.
Sweep and Vacuum First
Dust and grit are a hardwood floor's biggest enemy. They act like sandpaper underfoot, scratching the finish with every step. Get in the habit of sweeping or vacuuming with a soft-bristle attachment, and skip vacuum heads with a spinning beater bar, which can scuff the surface. A dry microfiber mop picks up the dust a broom always misses.
Clean Spills the Moment They Happen
Water is the one thing hardwood cannot forgive. Wipe spills right away with a dry or slightly damp cloth, and never let liquid sit. Avoid wet mopping, and skip steam mops entirely; heat and moisture can dull the finish and warp planks over time. For routine cleaning, a barely damp microfiber mop with a cleaner made for your floor's finish is all you need.
Protect the Surface Before You Need To
Small habits prevent most damage. Put felt pads under furniture legs, add rugs at entryways and under dining chairs, and ask guests to leave shoes at the door, where tracked-in grit does its worst. Trim pet nails regularly and sweep up anything rough the moment you notice it.
Watch the Humidity
Wood expands and contracts as the seasons change, which is why Atlanta homes with hardwood floors sometimes show small gaps in winter or a squeak or two in summer. You cannot stop nature, but you can steady it. Keep indoor humidity consistent through the year, using a humidifier in the dry winter months and a dehumidifier during humid summers.
Know When to Call a Professional
A few scratches are normal character, not damage. But when the finish looks dull, worn, or water-stained across a room, a professional sand and refinish can bring the floor back to life. Deep gouges, cupped boards, or a musty smell near the edges are all signs to have a pro take a look before small issues become a bigger project.
A few minutes of consistent care keeps hardwood beautiful for the life of the home. If you are thinking about your home, whether it is a maintenance project, a refresh, or a future move, I would love to help. Let's talk. Talk soon, Nadine.
