Fall Home Maintenance Checklist for Atlanta Homeowners

Cooler mornings are arriving in Atlanta, and for homeowners that is a useful reminder that a little seasonal upkeep goes a long way. A short fall maintenance routine protects your home through the winter months and keeps small issues from turning into expensive ones. Here is the checklist I share with my Atlanta clients.

Clean Your Gutters and Downspouts

Falling leaves are beautiful until they clog a gutter. Clear leaves and debris from your gutters and downspouts, and confirm that downspouts carry water several feet away from the foundation. While outside, check that the ground slopes away from the house so heavy rain drains instead of pooling against the walls.

Service Your Heating System Before You Need It

Schedule a professional tune-up for your heating system before the first cold night. Change or clean your air filters, and replace the batteries in your thermostat if it takes them. A well-maintained system runs more efficiently and is far less likely to fail when you need it most.

Weatherproof Windows and Doors

Walk the perimeter of your home and feel for drafts around windows and doors. Replace worn weatherstripping, add door sweeps where you notice gaps, and touch up caulk that has cracked or pulled away. Sealing air leaks keeps your home more comfortable and helps you use energy wisely all winter long.

Check the Fireplace and Chimney

If you have a fireplace, have the chimney inspected and cleaned by a professional before you light the first fire of the season. Confirm the damper opens and closes smoothly, and store firewood off the ground and away from the house.

Test Smoke and Carbon Monoxide Detectors

Detectors save lives, but only when they work. Test every smoke and carbon monoxide detector, replace the batteries if you cannot remember the last time you changed them, and confirm that every floor and sleeping area has coverage. Fall is a natural time to make this a yearly habit.

Protect Outdoor Faucets and Sprinklers

Disconnect garden hoses, shut off and drain exterior faucets where possible, and have your irrigation system blown out before freezing temperatures arrive. A hard freeze can crack pipes in a single night, and water damage is always more expensive than prevention.

Trim Trees and Tidy the Yard

Trim branches that hang over your roof or touch the house, and take a look at the roof from the ground for loose or damaged shingles. Clear fallen leaves away from exterior walls and vents, and store or cover outdoor furniture and grills before the weather turns.

Tackle It One Task at a Time

You do not have to finish everything in a single weekend. Pick one task each week and work through the list at your own pace. Small, consistent care is what keeps a home feeling well looked after, season after season.
